Property verification in Bangladesh: the documents to check before you pay

A practical checklist of the ownership, approval and tax documents every buyer should see before paying a deposit.

Most property disputes in Bangladesh trace back to a document that was never checked. This checklist covers what to ask for.

Ownership documents

  • Registered title deed (saf kabala or equivalent)
  • Latest khatian and mutation in the seller's name
  • Up-to-date khajna (land tax) receipts

Approval documents

  • Approved building plan from the relevant authority
  • For apartments: developer–landowner agreement and power of attorney
  • Occupancy or completion documentation where available

Encumbrance and dispute checks

Ask a lawyer to search for mortgages, injunctions and pending litigation. Confirm no acquisition notice affects the plot.
