Land purchases carry different risks to apartments. Understand khatian types, mutation, dag numbers and the checks that protect your money.

Buying land needs more record-checking than buying a flat, because ownership is traced through survey records rather than a single building deed.

Understand the records

You will meet CS, SA, RS, BS/City survey khatians, plus dag numbers and mouza names. The seller's name should appear in the latest khatian and the mutation should be in their name.

Verify possession and boundaries

Visit the plot, confirm boundaries against the survey map and speak to neighbours about any dispute or shared access claim.

Check for encumbrances

Search for existing mortgages, court cases and acquisition notices before paying anything. A lawyer's search at the sub-registry office covers most of this.

After purchase
