Property buying guide for Bangladesh: a step-by-step process
From setting a realistic budget to registering the deed, here is the full sequence of steps for buying a flat or plot in Bangladesh.
Buying property in Bangladesh is mostly a document exercise. The price matters, but the paperwork decides whether the purchase is safe. This guide walks through the usual sequence.
1. Set a realistic budget
Include registration costs, stamp duty, VAT where applicable, utility connection charges and any broker commission — not just the asking price. Our calculators estimate the total purchase cost and what you can afford.
2. Shortlist and compare
Compare per-square-foot prices for the same area and building age before negotiating. See price intelligence for typical ranges.
3. Check the documents
Ask for the title deed, khatian, mutation, up-to-date rent receipt (khajna), approved plan and, for apartments, the developer–landowner agreement. Read our property verification guide for the detail.
4. Use a lawyer
A property lawyer should run the search at the sub-registry office and confirm the chain of ownership before any deposit changes hands.
5. Agreement, payment and registration
Sign a written sale agreement (baina), pay through traceable bank channels, then register the deed at the sub-registry office. Collect the registered deed and the mutation afterwards.
